Modified bitumen roofing systems are a combination of asphalt and polymerized plastic or rubber, which are then reinforced with fiberglass to create a very sturdy and waterproof roofing membrane. In this way, “mod bit” can offer the best of both words – asphalt and rubber. Mod bit roofing is typically installed in at least two layers and is very highly durable for roofs that get a lot of foot traffic. It’s ideal when working with smaller commercial spaces such as urban storefront roofs, balconies, or other city spaces because it’s quick and easy to work with, especially in tight spaces. Most mod bit roofs are black and absorb rather than reflect the sun, though reflective mod bit cap sheets and proper insulation can help with that. While a single ply mod bit sheet can be relatively inexpensive, when you get into two and three ply layers, you are paying to re-roof the building twice/three times.
